This presentation provides a comprehensive overview of Cook County and Illinois state property tax incentive classifications and how practitioners can strategically deploy them to maximize value for their clients.
Join us with attorneys Katie Jahnke Dale, Mallory Milluzzi, and Mary Kate Fitzgerald as we examine the full landscape of available incentive classes — including Classes 6b, 7a, 7b, 7c, 8, and related programs, as well as the Affordable Housing Special Assessment Program (AHSAP) — with particular focus on the significant structural changes enacted through Cook County Ordinance 26-0936, including new Prevailing Wage and redevelopment agreement disclosure requirements, revised application timing rules, the merger of Class 7a into 7b, the new EDGE Act qualification pathway for Class 8 MICRO, and the extension of affidavit waivers through 2026. Drawing on case studies, attendees will gain practical insight into navigating the application process, anticipating municipal and community scrutiny, and structuring transactions and financing to make these incentives work across both commercial and residential affordable housing contexts in the current regulatory environment.
This meeting is expected to run for approximately 1 hour, and the WPTA will seek approval to issue CLE credit for any Illinois attorney who watches a live stream of the program and completes the survey immediately following. Attorneys seeking CLE credit must register individually, watch the live broadcast, and complete the survey under their own registration to receive proper credit.
